Terms & Conditions of Stay

As much as we don't want to be grumpy, it is important to put some rules and regulations in place for the benefit and wellbeing of all our guests and neighbouring residents and sometimes poeple don't do the right thing.

 

As a condition of your confirmed booking, it is implied that you have read and agreed to abide by these terms and conditions. Understanding and complying with our house rules will make for a comfortable stay for everybody. Please read the rules carefully in order to avoid miscommunication, loss of security deposit, eviction or excessive fees & charges.  Please message if you have any queries 😊

Check In

Check in time is 2pm or later unless prior arrangement has been made with your host.  Self check in and access to the property is available via a coded lock box.  Check in instructions will be sent to you the day you check in.

Check Out

Check out by 10AM.  Please follow the 'Check Out Instructions' provided before you leave. We do a property inspection and inventory of items once a guest has vacated to ensure all check out instructions have been followed and the property has been left tidy, in an undamaged state and items have not been stolen (yes this happens 😮).  Failure to do so may result in extra cleaning fees or a claim on your security deposit. If you would like a late check out please contact us to arrange a time if there isn't a person checking in on the same day, it shouldn't be an issue. Late check out fees may apply.

Check out Instructions:

Please ensure you follow these steps to avoid any extra cleaning fees.

1. Remove all of your food from the fridge, freezer and pantry.

2. Dishwasher loaded and turned on.

3. Throw out rubbish and put in appropriate bins.

4. All windows and doors to the property must be closed/locked.

5. Fans, lights, A/C and all appliances must be switched off.

6. Remove all personal items from the property and communal areas.

7. Leave the property and all communal areas clean and tidy.

8. Ensure the fire pit is fully extinguished.

9. Leave outdoor areas neat and tidy.

10. Return the key back into the lockbox and close the gate.

Extra Cleaning Fees

Extra cleaning charges may be incurred for the cleaning of dirty dishes, food removal, rubbish removal, stained linen etc. If the cleaning costs exceed the set cleaning fee on your booking summary you will be charged the additional costs.

Bins + Rubbish

Please put the correct rubbish in the allocated bins for general waste, recycling and green waste. Extra cleaning fees will be charged for extra rubbish ir in the case where the incorrect items are not put into the correct bin.

Utilities

Please do not leave any electrical appliances switched on when they are not in use, or when you are leaving for the day.  This includes air conditioners, fans, hair straighteners, tv, stereos, portable device chargers.  Utilities are closely monitored.

Family + Children

Children must be under active supervision at all times and duty of care is at the responsibility of the parent or guardian.  Child MUST be monitored while in the back yard as there is no fence between the yard and the creek.  

Guest Access Only

Guest access only. You may not allow any person/s other than the person/s named on the Booking Summary/Confirmation to occupy the accommodation or the property. Please contact your host if you wish to invite visitors or extra people. If you have arranged this without notifying your host you will be charged a penalty fee. Your booking includes up to 6 guests per booking (including children) unless prior arrangements have been made. We are happy to discuss your specific requirements upon booking.

Parties + Events

We have a strict NO PARTY, NO EVENTS & NO VISITORS POLICY. We do not accept reservations for guests attending festivals. Failure to comply with this policy will deem your booking invalid. If a complaint is reported, appropriate authorities will be notified if anti-social behaviour has taken place. All guests will be evicted immediately without refund or notice.

Noise

Please be respectful of fellow guests and residents. All noise levels must be considerate between 8pm-8am. This home is in a residential area and any complaints of noise levels from the neighbours or any other source will render your booking invalid. In this circumstance, we reserve the right to evict all guests immediately without refund or notice.

 

Noise Policy:

- Quiet Time: 8pm - 8am

- No music played in any outdoor area from 8pm

- Outdoor area noise curfew from 9pm

- No extra visitors. Guest access only.

- No wedding/events or festival attendees.

- No parties, groups or events.

- No barking or loud pets.

Outdoor Area Curfew

Please do not use the outdoor area or pool after 9pm. Speakers and music are not to be taken outside after this time, we request all guests to move inside and close all doors after this time. If complaints from the neighbours are received we reserve the right to evict all guests without notice or refund.

Pets

No pets are permitted on the property. If there is evidence that a pet has visited or stayed at the accommodation, it will be deemed a breach of these Terms and Conditions. You will be requested to remove the animal and charged a $350.00 cleaning and deodorising fee.

Loss of Key

Loss of keys will result in a $75 replacement fee per key/per lockout. Assisted access to your room for any reason will result in a minimum lockout charge of $180.00

Linen + Supplies

Bed linen, pillows, blankets, bath, hand and kitchen towels will be supplied. Supplies include shampoo, conditioner, body wash, hand wash, toilet paper, washing powder, dish liquid and most kitchen essentials e.g. cooking oil, salt, pepper.  Beach towels are supplied for your convenience. If any linen, bedding or towels are damaged or missing you will be charged the cost of each item plus time for our manager to replace these items. Please do not remove towels from the property.

Theft + Damages

All damages and breakages must be reported to your property host as soon as possible. Failure to report an issue will result in a penalty deduction from the security deposit. To avoid damages and breakages, please do not move furniture or decor. An inventory has been done of the accommodation and the facilities to monitor theft and property damages. We also perform an inspection shortly after each check out. Nothing in this clause limits our rights to recover damages over and above the amount of the quoted Security Deposit on any booking platform.

Personal Items

Personal items left at the property will be returned to the nominated address upon request. All postage and packaging is at the guest expense. We take no responsibility for the recovery or return of these items.

Open Flames

Use of candles, incense, cigarettes, open flames or lighters within the interior of the property is prohibited.

Fire Pit

Fire Pit use is subject to seasonal change, local fire restrictions may apply (check with your host). Ensure a responsible person is in attendance at all times. Guests hold all levels of responsibility and liability, including damage to their own property, neighbouring sites or to the rental accommodation.

 

Fire Pit Rules:

- Fire must be completely extinguished prior to leaving the site.

- Do not remove the fire pit from its original location.

- Cigarettes, fireworks, open flames or lighters are prohibited.

- Accelerants are NOT permitted in any form.

- Please close all windows and doors to the house.

- Extinguish fire by completely by 9pm or after use.

- Noise to a minimum after 8pm.

- Never leave the fire unattended.

Smoking + Vaping

This is a strict no smoking premise. If you smoke, please leave the property to do so. On the day you check out, we do an inspection. If there is evidence of cigarette smoke odour or cigarette butts you will be charged an extra $350.00 cleaning fee.

Problems + Complaints

In the case of any problem or complaint, you must inform your property host at the earliest opportunity. We will rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.

Reservations + Payment Terms

To book the accommodation, payment must be made in full at the time of booking. A Security Bond is required prior to your arrival to cover any property damage, excess cleaning or any other costs incurred as a result of your stay. We will not make a claim on your security deposit pending a satisfactory final inspection of the accommodation by owners, host or staff. Once payment has been received, you will receive a notification confirming your reservation. You agree to these terms and conditions/house rules once you have made payment. All reservations regardless of booking platform are subject to these terms and conditions.

Other Fees

A surcharge will apply to payments made by credit card. All surcharges and fees will be displayed on your Booking Summary prior to confirmation. The cleaning fee applies to all bookings and is on a per stay basis. Direct bookings will incur a $30.00 administration fee. Hire fees of porta cot, high chair and baby gate may apply. Some properties include these items in your stay. Check with your host.

Security Deposit + Property Damange

Guests may be required to provide a credit card security deposit. Any deductions for property damage will be taken from the credit or debit card details you have supplied or a claim will be made through the booking platform. On the same day you check out we do a property inspection, please ensure you follow our house rules and terms and conditions to avoid any claims being made. The quoted security bond amount is an estimation only. If the cost of any damage exceeds the quoted security bond amount on the booking summary/platform, you agree to pay the cost of any damage in excess of to the property owner. You also pay any fees in relation to the breach of these Terms and Conditions/House Rules. Nothing in this clause limits our rights to recover damages over and above the amount of the quoted security deposit.

Cancellation Policy

If you need to cancel or amend your reservation, please notify us as soon as possible. We must receive notification of cancellation in writing or via the booking platform. Terms of cancellation and refunds are subject to the booking platform cancellation policy.

Privacy Policy

We’re committed to protecting and safeguarding any personal data you provide and will not make this information available to any third party. We act in our guest’s interest and are transparent about the processing of your personal data. Contact us for more information.

Compliance

These terms and conditions/house rules apply to all bookings made at this property regardless of source of reservation. If you make a booking with us you agree to accept these terms and conditions and are legally bound by it. Additional terms and conditions may apply specific to your booking and you will be notified if this is the case. You are liable to the property owner in respect of any costs, claims, liabilities, losses or expenses suffered or incurred in respect of any breach of this Agreement.
